# Factory-direct purchasing review

**Six A-frame cabins · Hagar Township, Michigan · researched September 15, 2026**

## Finding

The previous estimate leaned too heavily on retail/list benchmarks for the steel. The project should be offered to regional roll-formers as one consolidated panel-and-trim order. There is evidence of lower published pricing, but no confirmed discount for this specific batch and no delivered project quote yet.

Use **$4.00 per panel linear foot as a purchasing target**, not an awarded price. Keep the previous $5.06/LF basis as a reserve until comparable quotes arrive. All comparisons below retain 26-gauge painted exposed-fastener steel; different profiles still require selection and technical review.

## The production package

- 96 installed panels plus 6 spares: **102 panels**, with one common cut length if field measurements confirm it.
- At the current **20.25-ft pricing placeholder**, the order is **2,065.5 panel LF**, or **6,196.5 SF of effective coverage at 36 inches**. Actual roof area is 5,760 SF; the difference includes spares and the length placeholder.
- Baseline trim: 480 LF rake, 288 LF eave, and 144 LF ridge, before laps and waste. Repeat the approved trim shapes across the cabins.
- Request a single stock color and finish for the pricing comparison; final owner color selection remains open.
- Request one production release with six labeled cabin bundles, priced against a split-release alternative. All final cut lengths and trim dimensions must be checked before release.

**Purchasing inference:** the strongest selling points are one profile, one stock color, repeated trim shapes, consolidated ordering, and fewer delivery events. Identical lengths simplify the order, but I found no published rate reduction specifically for identical cuts. Ask suppliers to quantify the saving rather than applying an assumed percentage.

## Recommended quote shortlist

### 1. Ramco Supply — Middlebury, Indiana

**First quote candidate.** Ramco identifies itself as a manufacturer buying steel directly from mills. Its website advertises delivery without an onsite forklift; confirm availability, charge, and access requirements for Hagar Township. Middlebury: **800-575-1713**, **quotes@ramcosupply.com**. No public project price found. [Ramco](https://ramcosupply.com/)

Specify **26 gauge explicitly**: the standard Ram Panel page lists 28 gauge, while the Commercial Rib page lists 26 gauge. Request a 26-ga. low-rib option if available in the selected color and a separately identified R-Panel alternative. Do not accept a cheaper standard Ram Panel quote as an equivalent gauge. [Ram Panel](https://ramcosupply.com/metal-roofing/ram-panel/), [Commercial Rib](https://ramcosupply.com/metal-roofing/r-panel/)

### 2. Innovative Building Products — Three Rivers, Michigan

Useful local fabrication candidate, particularly for repeated custom edge trim. IBP confirms manufacturing and custom bending and names Benton Harbor and South Haven among its service areas. **269-528-4099**, 60710 Neaman Road. Confirm its offered exposed-fastener profile, 26-ga. availability, owner-direct sales, and delivered package price; those terms were not established publicly. [IBP manufacturing information](https://www.innovativebuildingproductsllc.com/about-us)

### 3. NiCorr — Bourbon, Indiana

Explicitly advertises factory-direct custom metal roof/siding supply. **574-342-0700**, **info@nicorr.com**, 4050 Lincoln Highway. Request the 26-ga. panel specification, color range, trim pricing, and Hagar delivery. No public price or qualifying order threshold was found. [NiCorr](https://nicorr.com/)

### 4. Mid-Michigan Metal Sales — Burton, Michigan

The company confirms in-house production and sales to homeowners and contractors. Its seller advertisement dated September 3, 2026 lists **26-ga. painted PBR at $4.60/LF** with 36-in. coverage. It also mentions 26-ga. agricultural panels without giving their price. Treat the advertisement as a lead to verify through the company, not a firm quote. [Company](https://www.midmichiganmetalsales.com/), [dated seller price advertisement](https://www.craigslist.org/view/d/burton-new-steel-roofing-siding-panels/izDCGVwDC514wXPNGkkiCX)

The company's website describes normal delivery within 100 miles of Burton; Hagar service and long-panel freight need specific confirmation. Its published discount program begins after qualifying spend and applies to named product lines, with special orders excluded. It does not establish an automatic discount on this first PBR order. **810-744-0344**. [Discount program](https://www.midmichiganmetalsales.com/faq/contractors-discount-program/)

### 5. Indiana Metal — Bainbridge / Indianapolis

Manufacturer with direct homeowner sales and a matching product category: MP36 in 26 or 29 gauge, 36-in. coverage, cut to length; custom trim also offered. **765-657-2828 / 317-907-7777**, **sales@indianametal.com**. A useful competitive quote if delivered freight remains economical. No public batch price found. [Indiana Metal](https://indianametal.com/)

## Lower published benchmark worth using in negotiations

**DuraMetal, Muncie area: $3.78/LF for 26-ga. G-Rib in its standard color group; $4.05 for listed premium colors.** Its price page is explicitly updated May 2026. At 36-in. coverage, $3.78/LF is $1.26/SF. Contact **765-282-1107** for long-panel, trim, and delivery pricing. Its public price is useful even though I have not verified that this seller itself rolls the quoted panels. Do not label this an established manufacturer-direct offer. [DuraMetal price list](https://munciemetalroofing.com/pricing/)

## Effect on the estimate

Hold every non-panel assumption fixed to isolate steel purchasing. Panel quantities include six spares. No additional bulk percentage is applied to any published rate.

| Panel rate | Panel package, before freight/tax | Saving versus prior steel allowance | Program using original labor/contingency basis | Fuller working budget |
|---|---:|---:|---:|---:|
| $3.78/LF — DuraMetal standard-color benchmark | $7,808 | $2,644 | $39,642 | $45,731 |
| **$4.00/LF — purchasing target, not quoted** | **$8,262** | **$2,189** | $40,142 | $46,253 |
| $4.60/LF — dated direct-seller PBR advertisement | $9,501 | $950 | $41,505 | $47,678 |
| $5.06/LF — previous list-price allowance | $10,451 | — | $42,551 | $48,771 |

The full budget excludes tax and review/permit allowances at owner direction and recalculates 15% contingency; the original-basis column retains $6,200 helper, $1,800 equipment, and 10% materials contingency. Non-panel costs now include the revised $35/sheet insulation allowance (192 sheets, $6,720). Rounded dollars shown.

At $4.00/LF, materials fall to **$29,220** for all cabins, from $31,410. Additional trim/accessory package savings may exist, but they are not credited before a quote. The original approximately $3.00/LF steel assumption remains below the matched, dated regional benchmarks found here.

**Freight comparison:** a $0.25/LF improvement saves about $516 on this order before tax. An extra $1,000 of freight consumes about $0.48/LF of panel savings. Compare the complete delivered metal package, not just the panel unit rate.

## What to ask manufacturers to price

1. **One order, one run:** 102 equal-length panels, one stock color; separate total for 96 plus the six spare panels. Show setup, cut, packaging, and handling charges.
2. **One delivery versus staged deliveries:** same total commitment, six cabin bundles; identify storage charges and any loss of volume pricing if releases are split.
3. **Repeated custom trim:** quote rake, eave, and ridge separately by developed width/profile and stock length, including laps/waste. Ask whether longer trim reduces joints and cost after freight and handling.
4. **Matched package:** panels, trim, closures, specified fasteners, sealants, freight, unloading, tax. Ask for the package discount and its eligible items explicitly.
5. **Product equality:** effective coverage, gauge and minimum base-metal thickness, coating, paint system, color, panel profile, capacity data, and finish warranty. Keep any alternative profile on a separate line.
6. **Commercial terms:** owner/business eligibility, quantity threshold, quote validity, deposit, cancellation terms for custom cuts, damage replacement, and whether one production/color lot can be supplied. No commitment is authorized by this research.

Onsite roll-forming is an optional quoted comparison only: it could change handling and freight, but no mobilization saving has been established for this order.

## Leads and prices excluded from the target

- The Mid-Michigan $3.30/LF figure is for a narrower standing-seam special-order panel, not the 36-in. exposed-fastener product. The $3.35 Hardy Rib price is 29 gauge.
- A Coleman reseller search listing shows older/undated 26-ga. figures of $2.80–$3.30/LF and says to call for current pricing. The live page failed to load; these figures are not used. [Reseller listing](https://www.michiganmetalroofingandsidingsales.com/page9.php)
- Steel Master's $4.50/SF is an installed starting price, not a material quote; its material-only sales terms remain unconfirmed. [Steel Master](https://www.steelmasterroofing.com/)
- Metal Wholesale describes a lumberyard/distributor sales channel; that does not establish owner-direct eligibility. [Metal Wholesale](https://www.metalwholesale.com/)

## Recommendation

Pursue **Ramco, IBP, and NiCorr** first for the complete delivered batch. Use DuraMetal's $3.78/LF publication and Mid-Michigan's $4.60/LF advertisement as comparison points, with product differences disclosed. Carry **about $54,500 as the conditional direct-buy target** and **$57,200 as the existing reserve basis**. Neither is a firm ceiling; freight, trim fabrication, and the final attachment schedule remain open.

The original assembly is unchanged: retained shingles/underlayment, 2-in. insulation, flat transverse purlins, and steel; no added downslope battens or new soffit cladding. No suppliers have been contacted.

## Insulation allowance revision — September 15, 2026

Use 2-inch roofing-grade polyiso, 192 sheets at a provisional $35/sheet ($6,720). Foil facing is not mandatory; exact product/facer and suitability under flat purlins over retained shingles remain open. Lakefront’s published $32.81/sheet GAF roofing polyiso is a benchmark, not a delivered quote or approved product. See [insulation review](insulation-cost-review.md). EPS has not been substituted. Full repainting, replacement screen doors/lights and deck improvements are not explicitly included.
